As a property owner, many things come to mind that relate to and affect your property.
Assessment is the responsibility of the Municipal Property Assessment Corporation (MPAC). Every four years, MPAC assesses your property value. MPAC looks at sales and compares your property to similar properties that have sold in your neighbourhood. This approach is called Current Value Assessment.
There are a number of factors that account for the assessment of a residential property being location, living area square footage, age of property, lot dimensions and quality of construction.
Property taxes are calculated by multiplying your property assessment value with the Municipality's current tax rate.
Your property is zoned according to the Municipality's Zoning By-law which regulates the use of the lands, applies standards for setbacks, lot sizes and height, sets general provisions such as parking requirements, permitted ancillary uses and provisions specific to non-conforming buildings.
Municipalities generally enact by-laws which may impact you such as establishing standards for maintenance and occupancy of property, regulating or prohibiting noise, regulating and licensing the care and control of dogs, setting of open air fires and discharging of fireworks, just to name a few.
If you plan to do some renovations, build a deck, install a new septic, the Municipality's Building Department should be your first stop.
